Roof check
We walk the roof, find the leaks, and check for wet insulation and loose areas.
Repair & prep
Wet areas are replaced, blisters cut out, and the roof is pressure-washed and primed where needed.
Detail work
Seams, drains, curbs, penetrations and parapets are reinforced with fabric and coating.
Full coating
The whole field is coated to the specified thickness. We check the thickness as we go.

What is a liquid roof (roof coating)?
A liquid-applied roof is a thick, seamless coating — usually silicone or acrylic — rolled or sprayed over an existing low-slope roof. Seams and flashings are reinforced with fabric first. It cures into one continuous, waterproof, reflective membrane.
Can my roof be coated instead of replaced?
Often, yes, if the existing roof and insulation are mostly dry and firmly attached. Wet insulation has to be cut out and replaced first. If too much of the roof is wet or the deck is damaged, we’ll tell you it needs replacement instead.
Which roofs can be coated?
EPDM rubber, TPO and PVC, modified bitumen, built-up/gravel roofs (after gravel removal) and metal roofs. Each needs different cleaning, primer and detail work.
How much cheaper is coating than a new roof?
Coating usually costs a fraction of a tear-off and replacement because the old roof stays in place and there is no disposal. The exact saving depends on how much repair the existing roof needs — we price it after we see the roof.
How long does a roof coating last?
That depends on the product and the thickness applied. Coatings are typically specified for 10 to 20 years, and many can be cleaned and recoated at the end of that period instead of tearing the roof off.
When can you install it?
Coatings need dry weather and suitable temperatures. In the Capital Region the main season is late spring through mid-fall. Leak repairs can be done much of the year.
